What is ABR
Welcome > What is ABR...

The mission of the Real Estate Buyer’s Agent Council (REBAC) is to provide training and support that helps buyer’s representatives be successful in their business—and to educate consumers about the benefits of buyer representation and the ABR designation, in order to improve their home buying experience.

Even though buyer representation is now largely available to homebuyers across the country,it wasn’t always so. As an advocate of homebuyers, REBAC has played a key role in creating that change—helping homebuyers receive the same level of representation in real estate transactions that was previously only awarded to sellers.

By effecting substantial changes to the REALTORS Code of Ethics, REBAC has helped change the way real estate brokerage is conducted across the country, ultimately providing better service to real estate homebuyers.

The way REBAC ensured buyers would be properly represented in the marketplace is by creating the ABR designation, and its educational criteria that focus on providing the services that a buyer requires during their home purchase.

Getting Started: What First Time Homebuyers Need to Know
One of the best ways to make the home buying process flow easier is to become better-acquainted with your options and clearly define your goals. Understanding the reasons you want to buy—and what you want to accomplish in your move—will go a long way towards shaping your plans and improving your results.

Perhaps the most important first step involves deciding how you will approach your home search. Who will you work with throughout this process—and how will you work with them

Why Use an ABR: REALTORS Experienced in Buyer Representation
Buying a home is no small matter. Besides being the largest financial transaction you may ever undertake, it’s probably also the most complex. There are many good reasons to work with a qualified real estate professional—especially a trained professional who has earned the Accredited Buyer’s Representative (ABR) designation, representing best-in-class buyer services.

When you look for an ABR before you look for a home, you’ll be served, not sold. Your interests become their interests. And you’ll be working with someone who has gone the extra mile by completing specialized training in delivering the best in buyer-representation services. Plus, a REALTOR who has an ABR Designation also has an established track record, with proven experience in representing the concerns of homebuyers.

I’ve earned the ABR designation and invested the time and effort into creating a Home Buying Plan that I customize for each of my buyer’s individual wants and needs. So, while you’re considering who to hire to help you with the purchase of your next home make sure they understand Buyer Representation and practice it properly – hire an ABR.

Real Estate Tips
Real Estate Contracts >Clean Contracts

"Clean" is a term that is often used to describe an offer on a house. A "clean" offer does not refer to the price of the house, but to the terms of the agreement. If you really want a particular house, the "cleaner" you can make your offer, the better.

What are the characteristics of a clean contract? A contract is considered "clean" when the buyers are paying cash or are clearly qualified for a mortgage, the sale isn't contingent on the sale of another home, the buyers don't ask the sellers to carry any of the financing, and if the closing date coincides with the sellers' needs. A clean contract doesn't have any unusual requests for repairs or insistence that certain articles convey that would not ordinarily stay in the house. A clean offer has an important competitive edge if you are offering less than full price or if you are in a situation where there is more than one offer on the property.
